I have two queries regarding property finance. Firstly how do you obtain finance to get your first start into creating wealth, and secondly, how do big developers obtain finance – how are they able to buy 10 units at a time?

I AM 54 and my wife is 53. We are both permanently employed and have $44,000 and $33,000 in super respectively. We own our own home. I have a QSuper fund which has a combined 17% employer/self-contribution. Recently my wife inherited approximately $100,000. We are unsure how to invest this amount.

I have approximately $42,000 in Sunsuper, and for the last couple of years, have put it in "conservative", after losing a fair bit previously. What is your advice on how to place these funds, put it all in "balanced" again, or do you think it is a good time to be a bit more adventurous and place it in different category?

I AM a 69-year-old single woman. I have $270,000 in term deposits and $225,000 in super. I currently work one day per week and earn approximately $10,000 per year; however, this is unlikely to continue for a long time.

Q: I am in the process of cutting two one-acre blocks of land off my five-acre principal place of residence with the intention of selling them separately in the future. I am trying to work out the best strategy of minimising capital gains tax (CGT). Can I use salary sacrifice while still working or is it better to retire first and hence reduce taxable income?

MY husband lost approximately $30,000 from his super balance of almost $100,000. I lost approximately $9000 from my super balance of almost $60,000. We changed the asset allocations to "cash only" and it's been gratifying to see the balance remain steady. My question is: what signs should we look out for so we can change the asset allocation again to perhaps gain some growth for the next five years?

Q: I work full time and am about five years away from retirement. I have $30,000 in cash left over from selling my home and purchasing a new one a few months ago and I am looking for a term deposit that will grow at a reasonable rate. I want to be part of the market rebound but I don’t have the time to manage it myself and I’m concerned it might be a bit too risky. Is there a term deposit that has a balance of guaranteed returns and capital growth?
